📄 Intellectual Property & License Terms — LW Media

All photo and video content created by LW Media remains the intellectual property of LW Media and is protected under Canadian copyright law.

Content is licensed, not sold, and usage is granted under the following terms:

1. Standard License (Included)

The client is granted a non-exclusive, non-transferable license to use delivered photo and video content for:

  • MLS listings and Realtor.ca
  • Marketing of the specific property
  • Social media and agent branding related to that listing

This license is limited to:

  • The original listing agent
  • The specific property photographed/filmed

2. Restrictions

Unless otherwise agreed in writing, the following are not permitted:

  • Transfer, resale, or distribution to third parties (including other agents, brokerages, builders, or marketers)
  • Use of content for additional listings or properties
  • Commercial resale or publication outside the intended listing

3. AI & Extended Usage

Use of photo or video content in the following requires an Extended License:

  • AI-generated video or synthetic media
  • Virtual staging or AI-enhanced marketing
  • Paid advertising campaigns
  • Use beyond a single property or listing

Extended License terms:

  • Non-transferable, including to third parties without additional licensing
  • Does not permit resale or redistribution
  • Does not permit use for AI model training, datasets, or machine learning systems

4. Video Usage

Video content is licensed under the same terms as photography.

  • Editing, cropping, and platform formatting are permitted
  • Raw video footage is not included unless explicitly agreed
  • Re-editing by third parties requires written permission

5. Additional Licensing

Any usage outside the scope of the standard license—including reuse by another realtor, brokerage, or third party—requires additional licensing through LW Media.

6. Copyright

All content remains the exclusive property of LW Media at all times.

7. Acceptance of Terms

Use of any delivered media constitutes acceptance of these licensing terms.
