Photo / Video Rights & Usage

All photographs, video footage, and related media (“Content”) are the exclusive copyrighted property of Lawrence Wright (LWMEDIA).

License Grant

A limited, non-exclusive, non-transferable license is granted solely to the contracted agent (“Client”) for use of the Final Delivered Product, as-is, for marketing purposes related only to the current sale or rental of the property, and in accordance with all applicable MLS rules and regulations.

This license does not constitute a transfer of ownership.

Final Delivered Product – As-Is Use

The Client is licensed to use only the Final Delivered Product in its delivered form.
Any modification, alteration, or derivative use—including but not limited to:

Re-editing or re-cutting video footage

Changing, replacing, or adding music or audio

Creating photo slideshows or video montages from still images

Applying filters, effects, overlays, text, or animations

Using photos or video with AI tools to create videos, animations, or derivative works

Cropping, compositing, or otherwise altering the media

voids this license unless prior written approval is obtained from Lawrence Wright (LWMEDIA).

Once voided, the Client no longer has legal rights to display, distribute, or publish the Content in any form.

Re-Edit Approval & Fees

Re-editing, music changes, format alterations, or any derivative use of the Content may be permitted only with prior written approval from Lawrence Wright (LWMEDIA) and is subject to additional licensing and re-edit fees.

Re-edit requests must be submitted in writing

Approval is granted at the sole discretion of Lawrence Wright (LWMEDIA)

Fees are determined based on the scope of changes, usage type, and distribution platforms

Unauthorized re-edits are considered copyright infringement and may incur retroactive licensing fees

No re-edited or modified version of the Content may be published until written approval is granted and all applicable fees are paid in full.

Third-Party Use Prohibited

This license is granted only to the Client and may not be shared, sublicensed, sold, or transferred.

Third-party usage is strictly prohibited, including but not limited to:

Architects

Builders

Stagers

Designers

Sellers

Buyers

Other agents or brokerages

Marketing firms or media companies

unless prior written approval is granted by Lawrence Wright (LWMEDIA).

AI & Derivative Content Restriction

The use of any photos or video in AI platforms, machine learning tools, automated video generators, or training datasets is expressly prohibited without written consent. This includes prompt-based generation, animation, enhancement, or AI-assisted video creation.

Copyright Protection & Enforcement

Any unauthorized use, modification, reproduction, distribution, sublicensing, or derivative creation of the Content constitutes a violation of copyright law and may result in license termination, retroactive fees, takedown demands, and legal action.
